Accessory Dwelling Unit (ADU) or Permit-Ready Accessory Dwelling Unit (PRADU) Permit Application
Review the Fees and Information, Title 24 Energy Efficiency Documentation Compliance, ADU Checklist, and/or PRADU Checklist guides to help you determine what items to submit when you apply.
HOW TO APPLY FOR PREAPPROVED PLANS
Designers and architects who wish to have their ADU plans preapproved by the City of Encinitas may do so through the City’s established process. The submitted plans shall not be site-specific and shall include complete architectural drawings, structural drawings, and structural calculations. Applicants must follow all instructions and requirements outlined in the Preapproved Permit Ready PRADU Process Guide.
Additional Information:
- Utility connections, such as Sewer Tie-Ins Main Service Panel Upgrade, for ADU to be evaluated and may be required
- Solar Photovoltaic System may be required (exceptions will be discussed with reviewer)
- Gray-Water system requirements may apply if in conjunction with SFR permit
- If the ADU will be a new, detached structure, all appliances must be supplied with electricity as to sole power source.

- Application - Supplemental
- Business Registration - If applicant is a business. Can apply at end of submittal process.
- Calculations - Building Square Footage
- Calculations - Building Square Footage (Bundled Permits) - Required for projects that have multiple permits.
- Energy Efficiency and Green Building Guidelines
- Form - Boundary Certification (if structure is within 5' of the property line)
- Form - CAP Checklist - Single Family Residential
- Form - Construction and Demolition Debris-Waste Management Plan
- Form - Stormwater Intake Form and Standard SWQMP
- Form - Title 24 Energy Efficiency Compliance (CA State) (Energy Efficiency Document Determination guideline)
- Housing Development Tracking Form - Single Family/ADU - Required for all newly constructed ADU housing units
- Owner Authorization Affidavit
- Plans - Building (guidelines)
- Tech Study - Geotechnical Letter Report (If building over 500 sq. ft., unless waived by the Building Official. Examples: ADU is on certified pad, there is a compaction report for pad, City has soils report on file, others subject to Building official’s review.)
